Ibby’s Falafel, a restaurant in downtown Jersey City that has served the community for nearly three decades, has launched a probe aimed at finding someone to take over the business.

Ibby’s Falafel at 303 Grove Street has been listed for sale or lease by Exit Realty. The brochure for the 550 square foot commercial condominium states that the asking price is available upon request, but clearly states that the owners are flexible.

“Buy the business, buy the commercial condo, or rent the lucky spot,” the listing reads. “Everything is negotiable!”

Owner Adnan Kwara opened his first restaurant in downtown Jersey City in 1996, when falafel was a bit hard to come by. The store is still open for business despite the listing, which advertises a clean hood and Ansel system on the property.

The storefront itself sits on a prominent corner with the intersection of Grove Street with Wayne Street and the space includes a permanent outdoor seating area in a plaza that was created during the COVID-19 pandemic.

While the listing oddly describes the storefront as being “near bustling Journal Square,” it’s in the heart of downtown, a few blocks from the Grove Street PATH station. The space is not far from the newly renovated Newark Avenue Pedestrian Plaza and the brochure notes that of the nearly 59,000 residents who live within a mile of Ibby’s storefront, the average income is 151,806 $ / year.
